Delivery Approaching This Quarter
With its certificate of occupancy expected in Q1 2026, Viceroy Brickell is entering the final phase before buyer closings begin. The 45-story tower topped off in early 2025, and delivery is now anticipated within the next few weeks or months.
Read more: Viceroy Brickell Introduces 7% Leaseback Program for New BuyersAs the building prepares for handover, the developer has launched a 7% annual leaseback program designed to generate immediate income for buyers.

How the Leaseback Works
Under the program, buyers who opt in can lease their unit back to the building’s Viceroy-managed rental pool for a guaranteed 7% annual return over two years.
Example scenario:
- Unit purchase price: $900,000
- Annual return: 7% = $63,000/year
- Two-year total: $126,000
The building’s hospitality team manages bookings, maintenance, and guest services. Owners receive the guaranteed return regardless of actual rental performance.

Why Leaseback Programs Exist
Leaseback programs serve multiple purposes for both developers and buyers:
For developers:
- Establishes a consistent rental inventory at launch
- Supports the building’s hospitality operations from day one
- Can help close sales by offering income to hesitant buyers
For buyers:
- Provides immediate cash flow after closing
- Removes the burden of finding tenants or managing short-term rentals
- Defers the decision of whether to occupy, rent long-term, or sell
These programs are common in mixed-use buildings with hotel or branded residence components, where centralized management benefits both sides.
What Happens After Two Years?
Once the leaseback term ends, owners can choose to:
- Occupy the unit themselves
- Renew the rental arrangement (terms would be renegotiated)
- Lease independently through their own property manager
The guaranteed return provides a financial cushion while the building establishes its market presence and rental track record.
