Ziggurat – Coconut Grove Breaks Ground with 19 Ultra-Luxury Residences by Oppenheim Architecture

Ziggurat – Coconut Grove officially broke ground in February 2026, marking a milestone for one of Miami’s most anticipated mixed-use developments. Developed by Allen Morris Company and designed by Oppenheim Architecture, the project brings a striking stepped-stone aesthetic to the heart of Coconut Grove — a neighborhood long celebrated for its lush, village-like character.

Situated on approximately 1.7 acres at the corner of Grand Avenue and Matilda Street, Ziggurat will feature 19 ultra-luxury residences, 100,000 square feet of premium office space, and roughly 45,000 square feet of ground-level retail — all wrapped in a nature-clad design that reflects Coconut Grove’s distinctive spirit. The project is 65% pre-sold, with prices starting at $3.5 million.

Nature-First Design by Oppenheim Architecture

Led by Chad Oppenheim, Oppenheim Architecture is known for creating serene, monumental spaces that harmonize with nature and context. At Ziggurat, that philosophy is expressed through a terraced facade of natural oolite stone, softened by lush tropical gardens curated by Naturalficial‘s Andres Arcila. The result is a building that feels grown from the Grove itself — greenery cascading down each stepped tier, with pedestrian-friendly paseos threading through to a central landscaped courtyard.

That courtyard connects residents, office tenants, and the public alike. Ground-floor retail — including shops, restaurants, and wellness concepts — opens directly onto this inner oasis. Chevre Miami has already signed on to open a café on the ground floor.

The Residences

Ziggurat’s homes are quiet reflections of Coconut Grove — air-filled spaces wrapped in natural textures, coastal tones, and soft light. Interiors by Collarte Interiors feature soaring 11-foot ceilings, imported Italian stone countertops, pale woods, and chef’s kitchens with Italian wood cabinetry and Sub-Zero and Wolf appliances. Each home includes a private elevator, smart home technology (lighting, shades, and more), and expansive walk-in closets with custom wood cabinetry. Every unit looks out over the newly renovating Kirk Munroe Park.

The 12-foot-deep private terraces with summer kitchens and chef-grade grills are a standout feature — designed for entertaining against a backdrop of Coconut Grove’s lush tropical canopy. Residences range from 1,254 to over 5,000 square feet across two- to five-bedroom configurations.
