Construction at Sixth and Rio, an 8-story boutique condo at 501 SE 6th Avenue along Fort Lauderdale’s New River, has passed a key milestone ahead of its expected late 2026 delivery. The reinforced concrete superstructure is fully formed, CMU walls are nearly complete across all levels, and crews have shifted from vertical construction to post-structural work. Glazing has started on the eastern elevation, with window panels in place from the second through fourth floors.

Sixth&Rio is being developed by OceanLand Investments and designed by FSMY Architects + Planners, with Stiles Construction serving as general contractor. The project broke ground in summer 2023 and is on track for late 2026 delivery.
The building’s curved facade follows the bend of the New River directly below. French Art Nouveau and Art Deco references run through the design, pairing balconies and floor-to-ceiling glass to maximize river and city views. Exterior cladding and architectural finishes have not yet begun, though the pace of work suggests that phase is close.
On the rooftop, crews are forming and reinforcing the mechanical and amenity deck ahead of the sky terrace build-out.

Residences and Finishes
The 94 residences span one- to three-bedroom layouts, townhome-style units, and four penthouses. Finishes are by Italkraft, with Sub-Zero and Wolf appliances, Franke kitchen fixtures, and Brizo fittings in primary baths. Prices range from $900,000 to more than $3 million.

Amenities
The rooftop sky terrace will feature an infinity-edge pool, private cabanas, dining areas, and lounges. Interior amenities include a fitness center, coworking suite with conference rooms, a clubroom with wine bar and pool table, and an owners’ speakeasy-style lounge.

Location
The site sits between the New River and Smoker Family Park in Fort Lauderdale’s Rio Vista neighborhood, steps from the Water Trolley dock and within walking distance of Las Olas Boulevard.
