Sales are now open at Kempinski Residences Miami Design District, the first standalone Kempinski-branded residential project in the United States. The two-tower development brings a century-old European luxury hospitality brand to one of Miami’s most design-forward corridors.

DaGrosa Capital Development Partners LLC is developing the project at 3801 and 3883 Biscayne Boulevard. Both towers were designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea. Each tower holds 66 residences at four per floor, for a combined total of 132 condominiums. Six townhomes and 17 guest suites reserved for residents are also part of the program. The two towers connect via an elevated third-floor sky bridge. Private elevator access is standard throughout.

Residences: 2 to 4 Bedrooms with Corner Layouts and Private Terraces
Residences range from two to four bedrooms, with interiors spanning approximately 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet when terraces are included. Every home sits on a corner, with private terraces framing views of Biscayne Bay, the Miami skyline, and the surrounding Miami Design District. From the upper floors, duplex penthouses offer two-story layouts built for higher ceilings and wider views.
Interiors by Rockwell Group with Gaggenau Kitchens and Spa Bathrooms
Rockwell Group’s interior program leans on natural materials and clean lines. Kitchens include custom European cabinetry and Gaggenau appliances covering induction cooktops, built-in coffee systems, and full-height refrigeration. Primary bathrooms feature Kallista fixtures and Kohler smart toilets.
70,000 Sq Ft of Amenities Across Two Towers
About 70,000 square feet of amenities are spread across both towers. Wellness programming includes a state-of-the-art fitness center, full spa and recovery zones, a lap pool with a cold plunge, and infrared and steam saunas. Outdoor training areas extend the wellness experience to open air. On the social and entertainment side, residents have access to a signature restaurant with terrace seating, private dining salons, a library lounge, wine and game rooms, and a cinema-style screening room. Sports amenities include a padel court, golf and Formula 1 simulators, and a beach-entry pool with splash pad. EV charging stations, a dedicated house car per tower, and children’s playrooms round out the program.

Pricing Starts at $3.7 Million
Two-bedroom units are priced from approximately $3.7 million. Three-bedroom homes start in the mid-$4 million range; four-bedrooms open around $5 million. The deposit structure is $50,000 at reservation, 20% at contract within 60 to 90 days, 10% at groundbreaking (targeted Q2 2027), 10% at top-off (targeted Q2 2028), and the remaining 60% at closing, expected in Q4 2029.

The Miami Design District project is the brand’s first U.S. residential development.
