Sales are underway at Delano Residences & Hotel Miami, a 90-story tower planned for 400 Biscayne Boulevard in Downtown Miami. Developed by Property Markets Group and branded under the Delano name, the project will bring 421 residences and Miami’s first observation sky deck to the downtown skyline.

The 83rd floor will house the observation sky deck at over 850 feet above street level, the first in Miami and the first in the Southeast. Carlos Ott envisioned the design, with CUBE3 as architect of record.
Delano Residences & Hotel Miami offers two distinct ownership structures within the same tower. Meyer Davis designed all interiors throughout both collections. Kitchens feature custom Italkraft cabinetry, Sub-Zero and Wolf appliances, and Waterworks fixtures. Every residence has floor-to-ceiling glass, smart home technology, and fully built-out closets.

Delano Collection (Floors 20–47)
The Delano Collection holds 266 short-term eligible residences. Owners can live in the unit or place it into the hotel’s nightly rental program, a flexible option for buyers looking for investment potential alongside personal use.

The 155 Delano Residences are designed for longer-term living. Select units include deeded private office suites and 10-foot ceiling heights.
