Aqua Condominium Panama City Beach: Holding Value Better Than Gulf-Front Peers

Aqua Condominium in Panama City Beach has held its value more consistently than other Gulf-front buildings since the market peaked in 2022, according to MLS sales data covering more than 490 closed transactions at the building since it opened in 2007.

The 22-story Gulf-front tower at 15625 Front Beach Road shows the widest gap in the 3-bedroom segment. Two Aqua 3-bedroom floor plans tracked against 3-bedroom units at Edgewater and Panama City Beach neighbor Sunrise Beach. The Aqua XX03 floor plan, at 1,594 square feet, is down 14.6% from its peak sale of $1,065,000. The XX02 floor plan, at 1,716 square feet, actually set an all-time high of $1,140,000 in March 2026. At Edgewater, the 3-bedroom floor plan has dropped 40.1% from its September 2022 peak, with a last sale of $500,000 in October 2025. Sunrise Beach’s 1,577-square-foot 3-bedroom is off 22.6%.

Aqua’s 1-bedroom units tell a similar story. Aqua’s three 1-bedroom floor plans peaked in 2023, a year later than most Gulf-front buildings, and have pulled back only 9% to 12% from those highs. Shores of Panama’s 1-bedroom floor plan is down more than 40% from its 2022 peak, with recent sales settling near $285,000 to $350,000.

Only three Aqua units have sold in 2026 so far. One 1-bedroom closed in June at $575,000. Two 3-bedrooms closed earlier in the year at $910,000 and $1,140,000.
